I have ten years of experience in the Home & Property Inspection industry. Many more years building houses and doing renovations and working in the electrical industry. I am a Registered Home Inspector with CAHPI (BC) and a member of the Better Business Bureau. I have lived and worked in the Lower Mainland all my life. | MY REPORTING SYSTEM! I use the latest technology for my reporting system. The inspection is done on a small hand held computer using the "Palm Tech" reporting system. Once the inspection is completed it is downloaded to a computer matched up with pictures and final comments and printed right at the inspection property. If needed the inspection or portions of it can be EĀMailed. Once the inspection has been printed we sit down at the property and go over the report. When you leave the property you will have a good idea of the condition of the home. |

| HOW LONG WILL AN INSPECTION TAKE? The average inspection on a single family home up to 2500 square feet takes 2 to 3 hours. |
| WHAT ABOUT COST? There are numerous factors that can affect the price of an inspection. Is the property a mobile home, condo, townhouse, or single family home? Is there a suite involved? What is the square footage of the home? I strongly advise that you call the inspection company and get a quote. At the same time you should discuss any specific concerns that you might have. |
| AS A HOMEOWNER HOW SHOULD I PREPARE FOR THE INSPECTION? There are several things that need to be looked at. The inspector will need clear access to the attic hatch, the furnace, hot water tank, electric panel the washer and dryer and under the kitchen sink. If you have your electric panel hidden behind a picture, please remove it. Don't leave dishes in the dishwasher or laundry in the washer/ dryer. You should be prepared to vacate the home for 4 - 5 hours. |
